Boundary Surveys
At Newman Surveying, we offer a range of boundary related services including boundary reports, demarcation of boundaries and site surveys for any land splits. Our surveys involve detailed site inspections, deed analysis, and the production of precise maps to clearly define property limits.

Land Registry Title Plans
Land Registry Title plans may be needed for several reasons. If you are splitting an existing title, gifting some land or selling part of some land in your ownership, a Land Registry compliant plan will be needed.
There are several requirements that must be met for a plan to be accepted by the Land Registry. With extensive experience in preparing Land Registry plans for many legal practices over the years, you can be assured that our plans meet all the specifications needed. Our surveyors can come to site to accurately map out the boundaries with our GPS mapping equipment. This will ensure no issues arise in the future.

Beach Surveys
When events are taking place on beaches there may be a requirement from the environmental agency to prepare both pre survey and post survey plans. Taking levels of the beach at each stage allows the environmental agency to see how the event has affected the levels on the beach.
Using our GPS mapping equipment, we walk the area where the event is scheduled to take place, recording levels every 5-10m. We then prepare a plan that shows the above sea level of each point on the ground. Once the event has finished, we go back to site and record the levels again in the exact same place. A post survey plan is then produced and from this it is easy to understand the changes in levels. We do annual surveys on beaches in Lincolnshire including Skegness and Mablethorpe.

Topographical surveys
Topographical surveys gather natural and man man-made features and are then drawn to produce accurate plans of the area. They gather spatial information relating to the site and identify key information if you are looking to develop a site. Using specialist surveying equipment, precise mapping of an area and the drawing of the data gives architects and other professionals a starting point for any design. Knowing where buildings, man holes, drains and trees are invaluable from the outset to help with the design of the buildings and drainage on a site. Knowing site levels and site boundaries of a project is key in preventing delays and reducing costly mistakes.

Measured building surveys are a vital part of any project, whether it’s renovation or building extensions. A comprehensive site survey with accurate plans can help save both time and money when undertaking such tasks. The surveys show the internal and external features of a building through floorplans, sections and elevations.
These plans can help support architects and developers make the most out of the space they have as well as helping in the decision making about how to maximise the projects potential. Knowing the existing condition of a property will ensure that the professionals working on the project have accurate data to design and implement client specifications.

First Registrations
Although land registration was introduced in England and Wales in 1862 it is only since 1990 that the whole of England and Wales have been subject to compulsory registration. With access to the Land Registry, we can check if your land has been registered. If the land has not be registered our surveyors can come and map the boundaries of your property and produce the necessary plans you will need for submission.
Many properties are still unregistered, and it is always a good idea to get someone to visit site to make sure the boundaries are in the correct position. With many years’ experience in producing Land Registry compliant plans you can be sure you will get the correct plans to assist with the submission.

Averse Possession
There are times when you may need to apply for adverse possession. If this is the case our land surveyors will come and map out the physical boundaries and prepare any Land Registry plans required. Newman Surveying can prepare these plans which can be passed on to your solicitor to submit to the Land Registry.

lease plans
A lease plan will show both the internal layout of the property and the location of the property. Our surveyors will come and measure the properties to RICS guidelines.
There are several reasons you may need a lease plan. If you are selling your property with a new lease or extending a current lease, the Land Registry will need an up-to-date plan that complies with their guidelines.
A lease plan may also be needed or a commercial property, be it a shop or a warehouse. We will do a full survey of the area including any car parks or bin stores and produce the necessary compliant plans. A site visit is normally required to measure the extents of the property. Following this we can prepare scaled plans with the correct colouring and to Land Registry requirements.
