At Newman Surveying, we offer a range of boundary related services including boundary reports, demarcation of boundaries and site surveys for any land splits. Stake out boundaries
Boundaries are not always clearly defined by physical features on the ground such as a fences, hedges or walls. Using Land Registry documentation, we can upload plans onto our mapping equipment in the correct co-ordinate system. Every point in the UK has a specific co-ordinate which is an Easting and Northing. Downloading mapping data and overlaying Land Registry documents allows us to pin point these boundary co-ordinates. Once we are on site, we can then walk the land and figure out on the ground where the Land Registry boundary is located. We can then mark this on the ground to show where the boundary lines are.
This is particularly common with farmland where there are large areas made up from different Land Registry title deeds, and no feature on the ground to define the boundaries. Often, with no fixed points to use for reference for large distances, a map in the correct ordnance survey co-ordinate system is the only way to define boundaries. How long does it take?
From initial contact to preparing a report depends on the amount of documentation we can find relating to specific properties. We aim to visit site within 2 weeks of initial contact and get the reports back 2 weeks from the site visit.
How much are boundary reports?
This usually depends on size of a property. Generally for our site surveys and subsequent reports our fees start from £995 + VAT.
Will a boundary report resolve a dispute?
A boundary report can help clarify the likely position of a boundary and provide supporting evidence. While it may assist in resolving disagreements, the final determination of a legal boundary may rest with the courts or through agreement between neighbours.
